Make a REAL Profit!!!

A real estate agent helped me find an REO property. I put offers on eight different homes, and finally landed one. I am currently working through a mortgage broker to get hard money to fund my first deal. This hard money lender is offering 75% of the ARV, which is higher than most hard money lenders. My closing is set for May 25, 2010. The purchase price is $74K, and I plan to spend $20K in repairs. The property should sell for $130K according to the comparables, which would give me a profit of $35K! I have a contractor who is going to give me estimates today on the repairs. The rehab will take about 4-5 weeks to get done, and it should sell within three months. I’m looking at another property today where the owner passed away, and the family is feuding over the home! Hopefully, I’ll be able to resolve some family issues with this venture.

The Armando Flip and Grow Rich Program helped me build my confidence to be successful. It was encouraging to attend the classes where I gained sound knowledge to renovate properties in the quickest, most effective way. I would absolutely recommend this program to others who want to learn how to turn properties for a real profit!

Improving futures across America!

I found an REO property through a real estate agent that was vacant for two years. I utilized my own cash to purchase the property for $17K. I have put $7K into it repairs and fix-up, and it’s been on the market for $55,900 since the end of January. I am expecting a profit around $30K soon; however, if it doesn’t sell in the next few months, I will consider a rent-to-own contract for 18 months, that will increase the $30K expected profit..

I was so excited about the finished rehab, that I took pictures and put together a power point presentation to show my family and friends. A few of my family members are now investing their money with me to partner on other deals. I just purchased a second property for $14K with funds from a family member. We expect it will take $13K to rehab, and since it’s in a better area, we are hoping to sell it for $80K, which would give me a profit of around $50K!

I had been reading books on investing for a few years, but I just didn’t have the courage to take action. So, I’m glad I bought and read Armando’s book which lead me to enroll in the Armando Flip and Grow Rich Program. Being in the program removed that fear factor that was holding me back, and gave me the courage to go out and do it. I took a leap of faith and got it done! The worse scenario is that I now own a house free and clear in mint condition. I learned a lot of information through the course work, and it was especially helpful to get feedback from Kristiin Sabey when I would call into the Resource Line. I would absolutely recommend other people to enroll in the program. I am a teacher by profession, and am seriously considering teaching this concept to the young adults in my area to help improve their futures!

it PAYS to take advantage of YOUR resources

Since signing up with Armando, I have sold one condo and made $35,000 and have bought two other houses and hope to make a total of $50,000 profit from them. I have found a private investor and this should really kick off my business. The banks aren't loaning to much money right now. Now that I have unlimited funds, I'm going to start a marketing campaign and I hope this will bring in more deals.

keep it up!

I found my first investment property through a friend who is a part time real estate agent. He set me up with a link to find investment properties, which was very helpful. I purchased a property in November 2009 for $40K, and I am almost finished with the rehab. It should be completed by the end of April 2010. I have spent $30K on repairs, including closing and holding costs, and I expect to sell the property for $110K – 130K, which will be a profit of $40K to $60K! So, even at the lower end, there’s room for a good profit.

Armando’s Flip and Grow Rich Training Program provided me with some ideas to use with my investing. The coaches were always there to help me out when I needed answers to my questions, and Kristiin’s classes were very enjoyable. I received a lot through her experience as an investor and as a real estate agent. After I get my first property sold, I will definitely be looking for my next investment property!

I have completed Armando's mentoring program and found it extremely beneficial. Due to other work, I have not been able to progress as quickly as possible in my real estate business, but I have purchased two properties, and am sending the contracts off this week to get two more properties under contract. Both properties already purchased are partially renovated, and renovations should be complete by the first of next month on both. My investment on the one property will be approx. $12,000 after repairs, and the realtor tells me it's ARV is $25 - $30k. The other property I purchased for $31k and it's ARV is at least $60k after $9k or so in renovations. I am really excited to see what next month will hold as my real estate dream begins to be realized! I have found the coaches to be extremely helpful and knowledgeable.

A Positive Influence for All of Us!

Spring House!

I purchased a property for $127,500, put $11K into it, and plan to sell it for $180K. I was able to get 100% financing on the property because of two things: 1) used a small bank, 2) showed titles to collectible cars. I’ve picked up a lot through the Armando Flip and Grow Rich Program. I look for homes in the medium price range that only basically need paint and carpet. With this particular property, I have replaced the countertops in both the kitchen and bathrooms with granite and put in stainless steel appliances. I look at properties through a woman’s eyes because I know they run the show. This is a kitchen any woman would love to cook in. I purchased this property on Friday, March 20th, and on Saturday, I had my contractors and gardeners working on it. They started working Friday morning at 3:00 am and worked until 6:00 pm. They are motivated, because I promised them all cash when they have completed the job. By next Tuesday, March 31st—it will be completely done. I’ve put a little flag outside that says “Spring”, planted flowers, added top soil, and it has great curb appeal! The next property I work with, I’m planning to add a brand new car in the garage! That should sell the house! I, myself, keep a picture of a bright red 1965 Shelby Cobra on my refrigerator to inspire me. I love hot rods! I am 55 years old, and I love working with real estate! “If you don’t make it happen—it won’t happen!” I would love to be an inspiration to others in the program!

Just listed today! Bought home a week ago, since then, painted, trim, new carpet, granite counter tops, landscaped, Malibu lights—looking good. Bought another one – 4 b 2 bath 2 car garage - $120K, might sell for $175K. Got offers in the bank for 3 others. Goal = 5 month, and go up to 20/month. I have proved to myself that it could be done. Have ten going at one time. Finish it in two weeks. Pressure washed. Had 17 classic cars at one time.
